Chief Engineer/Maintenance Manager

Job Description

SUMMARY

This position is responsible for the management, planning, and execution of the daily activities associated with Maintenance Department activities. This includes, but is not limited to all mechanical, electrical, HVAC systems and related equipment with particular attention to safety, guest satisfaction, security, asset protection and maintaining standards as required. This position is also expected to supervise the day-to-day operations, recommend, and implement procedural changes and monitor and control expenses.

 

ESSENTIAL JOB FUNCTIONS

The position requires the ability to perform the following essential job functions, with or without reasonable accommodation:

  • Function as a leader of the hotel with responsibility for all aspects of the operations, including guest and team member satisfaction, human resources, financial performance within the maintenance department.
  • Responsible for all aspects of maintenance operations at the hotel, day-to-day staff management and guest satisfaction.
  • Greet guests and respond to special requests in an attentive, friendly courteous and service-oriented manner.
  • Provide leadership and direction for all maintenance activities for the hotel to ensure the highest level of guest satisfaction for both the guest rooms and public areas.
  • Ensure compliance with QA at the assigned hotel; Perform QA self-audits at any given hotel.
  • Ensure that training in service standards is taking place in each department using the steps to effective training according to Northwest x Southern Hospitality standards.
  • Assist in creating a positive team-oriented environment which focuses on the guest through team member development and motivation.
  • Motivate, coach, counsel and discipline all management personnel according to team member handbook, polices and ensure that managers are following the standards in their administration of counseling and disciplinary steps.
  • Properly maintains the daily log, including accounting for completed tasks, tracking issued keys and reviewing the communications log and file on a routine basis.
  • Communicates with other departments to ensure proper handling of guests and groups.
  • Maintains privacy and security by properly announcing entry and servicing guestrooms as appropriate; returns later if rooms are occupied.
  • Maintains room security by providing effective key control.
  • Prepare annual preliminary budget for maintenance functions by analyzing and reviewing financial and budgetary data.
  • Responsible for ensuring that all supplies and equipment are inventoried, secured, and at appropriate par levels.
  • Communicates often with businesses outside hotel to negotiate bids and service contracts with vendors.
  • Coordinate and prepare specifications for outside cleaning service contracts as required.
  • Oversees work orders to ensure that all repairs and maintenance requests are completed on a timely basis.
  • Moves throughout facility to monitor and take corrective action to ensure quality and service standards are consistently met.
  • Investigates and resolves applicable guest or staff member complaints or concerns in a timely manner.
  • Acts as Safety Director and implements and/or participates in all Fire, Life, and Safety related training and programs required by applicable state and federal law.
  • Responsible for ensuring that all hotel team members maintain Fire, Life, and Safety compliance with all established policies and procedures as well as all local, state, and federal laws and regulations.
  • To maintain the guestrooms, public space and back of the house areas in good repair by performing various tasks related to a variety of trades including but not limited to carpentry, plumbing, electrical, air conditioning, painting, wall covering and masonry to ensure an attractive, safe, and well‐maintained hotel.
  • Schedules and directs staff in their work assignments.
  • Responsible for ensuring that all departments comply with sanitation and safety standards for guests and team members.
  • Responsible for ensuring that all tools and equipment are inventoried and maintained in working order.
  • Visually inspects and takes corrective action to ensure that all public areas look appealing and attractive to guests.
  • Provides guidance for improvement and implements necessary adjustments.
  • Communication devices such as a telephone, pager or radio are frequently used for such functions as communicating with other departments and maintenance staff within the hotel.
  • Communicates often with businesses outside the hotel to negotiate bids and maintenance contracts from contractors and/or construction supervisors to ensure timely completion and quality work.
  • Oversees work orders to ensure that all repairs and maintenance programs are completed on a timely basis.
  • Maintains strict control over all keys and applicable security aspects of the facility.
  • Moves throughout facility to visually monitor and take corrective action to ensure quality and service standards are consistently met.
  • Perform periodic duties required by the Fire Department including testing of smoke detectors; testing of elevator(s) recall; testing of automatic door closures; testing of fire alarm system; and conducting monthly fire drills.
  • Inspect guestrooms, public space and back of the house areas to repair, touch up or replace light bulbs, lamps, switches, outlets, faucets, toilets, hardware, filters, paint, furniture, wall covering, caulking, grouting, or other miscellaneous repairs.
  • Detailed recordkeeping in English is required for logs and inspection sheets.
  • Establish and ensure the execution of the hotel’s preventive maintenance program.
  • Ensures compliance with accident and loss prevention programs, SOPs, health and sanitation standards, and regulations to achieve a high level of cleanliness and guest satisfaction.

  • Performs all duties and responsibilities in a timely and efficient manner in accordance with established company policies and procedures to achieve the overall objectives of this position.

  • Maintains safe working conditions within department and Hotel.
  • Performs other duties as assigned by management.
