About the role
Provides experienced leadership on nationwide Military Housing Privatization Initiative (MHPI) construction and renovation projects. Manages the planning, execution, monitor & control, and closure of projects.
What you'll be doing
Creares project path for creation & execution of project scope, cost, timelines, risk, quality, and communications.
Outlines key deliverables and milestones and identify the tasks that must be completed to complete each.
Develop Scopes of Work specific to each project or task, prepare bidding documents, ensure Request for Proposals (RFPs) are prepared and performed as required to secure contract work force.
Prepare Bid Analysis and assemble documentation for Service Agreement preparation.
Negotiate as required to obtain most cost-effective project proposals meeting budget requirements.
Perform contractor past performance due diligence as required.
Ensure that all pre-construction activities have been completed, conduct pre-construction meeting with all stakeholders, guide project team to start project on schedule.
During course of project be responsible for monitoring the project schedule meeting all milestones, timelines, and manage Schedule of Values.
Review and process all Owner and Subcontractor change orders.
Monitor all work for adherence to plans, specifications, safety, and quality.
Responsible for working with Human Resources identifying needs for staffing, candidate selection and employee onboarding.
Ensure that employees have the necessary equipment and training to perform their assigned task.
Provides direction and oversight to teams, managing the deployment of deliverables to ensure projects completed on schedule, within budget, and meeting company goals and vision
Assigns Assistant Project Managers and Regional Superintendents to specific projects to support as required to achieve project success.
Provide employee guidance and coaching as necessary.
Ensure all performance reviews for employees are performed, accurate and processed timely.
Works with VP and Managers, Construction Accounting team to develop project Financial Forecasts.
Responsible to manage projects to achieve forecast projections.
Works with assigned Project Coordinator and the respective Project Superintendent to track and adjust project workflow to achieve forecasts.
